An easy way to pay your rent at Doyle Spillane

Congratulations on your tenancy!

On this page we will outline your payment options for your rent, but you can find more information in the Tenancy Handbook.

CREDIT CARD – via DEFT Online and DEFT Phonepay

To make a payment online, simply go to www.deft.com.au and enter your DEFT reference number* under the "Make a Payment" section (this will take you to the Credit Card Payment page). Complete all the details and click "Continue" to process the payment.

*Your DEFT reference number can be found in the 'easy way to pay your rent' brochure that you receive when you commence your tenancy. You will find instructions on the back of the brochure on how to remove your DEFT card from the brochure.

If you don't have access to the internet and would prefer to make a payment via DEFT Phonepay, please call 1300 301 090 and follow the prompts.

Once payment has been made, you will be given a transaction confirmation number, which you should record as proof of your payment.

For your convenience, both the phone and internet payment options allow you to schedule recurring weekly, fortnightly, monthly or quarterly rental payments in advance. So you can 'set and forget' your rental payments.

To pay your rent by credit card there is no need to register before making payments. A surcharge for credit card payments does apply.

DIRECT DEBIT from your bank, building society or credit union

To pay your rent directly from your transaction account, you will need to first register your details, however this is a quick and easy process and can be performed online at www.deft.com.au.

To register, simply select the "Online Direct Debit Registration" option on the left of the page and then enter the following information:

Name and address

Account details

Six digit (numeric) security code

Security question and answer (should you misplace your security code)

Lastly, you need to agree to our service agreement and print or save the confirmation page that details the registration and Service Agreement. In a few minutes you will be registered and you can start making payments using either phone or internet payment methods.

Zero tolerance policy for late rentals

It's important that you realise that your rent is payable in advance, because if your account falls into arrears, we will need to take action (on behalf of the property's owner).

So if you are having difficulty paying your rent for whatever reason, please contact us to discuss your problems immediately, before the issue escalates out of control.

If you find yourself in this unfortunate position, these are the steps that we need to take to follow up on your missed payments:

1 DAY in arrears, we will send you an SMS to remind you that your payment is late.

3 DAYS in arrears, we will phone or e-mail you to request payment of your overdue rent.

7 DAYS arrears, we will send you a formal letter concerning your overdue rental payment.

11 DAYS arrears, we will email, phone or visit the property to discuss your overdue rent.

15 DAYS in arrears, unfortunately at this point we will issue you with a Termination Notice.

If you do not comply with the Termination Notice, we will apply to the National New South Wales Civil and Administrative Tribunal (NCAT) to have the matter heard and enforced.

In addition and as part of our property management procedures, every time one of the above steps is carried out, it is noted in our action/conversation diary, which will remain on your tenancy history.

Understanding calendar monthly payments

As a tenant with Doyle Spillane, you will be required to pay rent in advance from the first day of your tenancy. Commonly, payroll payments are generated monthly or fortnightly and they should coincide with your rental payment sequence.

How is the calendar monthly rent calculated?

As an example:

Rent = $400.per week

Divide the weekly rent by 7 days to get a daily rent = $57.14 per day

Multiply this value by 365 days in the year = $20,856.10 rent per year

Divide this value by 12 monthly payments = $1738.10 per calendar month

Tenancy Database

We subscribe to TICA, a database containing information regarding both defaulting and excellent tenants, that is widely supported by the industry. The type of information held by TICA are the reasons why you have been listed on the database (good or bad) with the contact details of the person who made that listing. This information is held as a resource for property managers who may be considering your rental application.
