During Your Tenancy

What are your responsibilities during your tenancy?

Welcome to your new home!

At Doyle Spillane we want you to have a happy and stress free tenancy, so we have outlined everything you need to know about your responsibilities in our Tenancy Handbook. Having this handbook available will make your life a lot easier, because you can use it as a reference guide during your tenancy, not forgetting that you can also contact your property manager if needed (even after hours).

In the handbook, we have included information that will be useful when you are first moving into your rental property, during your stay and when you are vacating the property.

Moving into your rental property

You are responsible for turning the power, water and internet on in your rental property, as well as insuring your own possessions against loss (content insurance). We lodge your bond with Rental Bonds Online. If you are wanting to replace the locks before you move in, you will need to request permission for this, if granted by your property manager, we require that you provide us with a new set of keys as soon as possible.

During your tenancy

Your main responsibilities during your tenancy are to keep the property clean and well maintained and to report any repairs that are required to your property manager. On behalf of the owner, your property manager will perform regular inspections, and you will find information regarding these inspections in the handbook.

Vacating your rental property

Whether you are simply vacating the property at the end of your lease or breaking your lease, you will find the relevant information in the handbook. Essentially, you will need to make sure that the property is clean and tidy, all rent is paid in full and don't forget to hand the keys back to us!
