Joe and Isaac give their tips to landlords on how to ensure their properties always attract quality tenants.
From our many years in property management here are our tips for how landlords can attract quality tenants and ensure consistent leasing.
1. First Impressions Count
- People can sometimes overlook the gardens in rental properties. It says alot about what you think of your property and how you expect the tenants to maintain their outside/garden area.
- Investment in a ardener can be built into the rent.
2. Paintwork is Important
- It is often tempting to "slap" on a quick coat of paint - don't be tempted.
- Quality paint and paintwork will last 7-10 years, It adds alot of value to a home and sets the tone for the interiors.
3. Floor Coverings
- We have seen many potential tenants turn away from a property due to the poor standard of floor coverings.
- Again quality, hard wearing materials should last 8 - 10 years.
- Colours and quality in different areas of the property should be carefully considered. Floor coverings should not show every single mark and always look fabulous after a good clean.
4. Window Coverings
- Shutters, blinds and other window coverings can really affect the mood of high traffic areas.
- Consider the ease of use and durability of window coverings.
5. General Maintenance
- A property can look fabulous, but if people move in and notice squeaky doors, lights that are out, a broken cupboard etc .... they immediately start analysing every element of the property.
- Ensure all general maintenance is taken care of immediately and professionally.
- Smoke Alarms must be fitted and regularly tested.
6. Appliances
- If there are any non-working appliances at your property, they need to be moved prior to inspections or tenants moving in. If they are seen by the tenants, they could ask for a rent rebate or even a replacement.
