Finding a rental property on the Northern Beaches is especially difficult at the moment – especially when there is shortage of quality properties & an abundance of people looking.
Below we list some helpful tips to getting your application at the top of the list.
- Presentation is very important when inspecting the property most people don’t consider this, but the owner/agent will be taking particular notice of the way you present. Just like a job interview dress appropriately doesn’t mean that you need to wear a suit or cocktail dress – personal hygiene is also important look & smell great is always a good way to start.
- Give your contact details when asked for them – this is important as your details are required before entering the property this a security requirement (some agents may also ask you to present photo id).
- Ask questions if you are unsure of any of the property details e.g. is there a carspace, what is the laundry situation and the location, when would you be expected to move into the property, length of lease term.
- Once you have inspected the property and are interested try to have a chat to the agent – it’s always good to let them know of your interest & also a little bit about your situation – why you are moving from where you are currently living, what you like about the property, your availability & what the next steps are knowing this information will ensure they remember you when the applications role in – even if you don’t like the property you have inspected chat to the agent they will remember you or have another property on their books that may suit.
- Ensure your application is submitted asap after you have viewed the property.
- Ensure that every adult living in the property fills out an application form - your application will not be processed unless all adults have completed an application form and provided the necessary additional information required.
- Ensure you provide your full 100 points of ID which should include:
- Proof of income is a pre-requisite e.g. pay slip/contract of employment etc
- Driver’s License or Passport or Any other photo Id
- Current Tenancy Ledger/History print out
- Bank Statements
- Wage slips
- Rates Notice
- Copy of any bills or invoices: Phone, Electricity, Motor vehicle registration
- Medicare Card, Credit Card, Eftpos Card
- Copy of Birth Certificate or Marriage Certificate
- If you are in the process for selling a property, any correspondence from your Real Estate or Solicitor.
- Remember to make sure you sign or accept the terms & conditions if filling out electronically as this will also give the owner / agent authority to verify the information provided on the application – most agents will also require confirmation so that they can do a search on tenant databases.
- Once received the completed application & necessary ID information there are several processes that must take place - once completed the agent will get instructions from the owners. Obviously on occasions there may be multiple applications and that is where the earlier points become very important based on those discussions the agent will be given authority to proceed with one of the applications.
- Within 7 days of paying the deposit you will be expected to sign the Tenancy Agreement (if property is vacant if not you may need to wait till it is) & pay a Rental Bond direct to bonds online.
The above information won’t always guarantee that you will be the chosen applicant for the property – but will put you at the top of most owners list when it comes to selecting a tenant for their property.
